Learn how investors view the energy credits, what future legislation holds for these credits, what investors will pay for credits, and what the issues are that arise combining energy tax credits and the LIHTCs. |

For those willing to open the door to partnering with not-for-profits, prospects are far more encouraging. Public/private partnerships can turn affordable housing transactions that had been dismissed as unfeasible into sound investments. Teaming up with not-for-profits increases access to funds and can prove to be well worth the challenges inherent to public/private partnerships. Panelists from the public and private sectors will address the practices that can lay a solid groundwork for such partnerships, offer insights on cultivating these collaborations and provide practical examples of how to seize opportunities that can result from these alliances. |

| 4:00 p.m. – 4:50 p.m. | The State of the Bond Market The liquidity shortage resulting from the sub-prime mortgage crisis and the tightening of credit standards worsened in 2008 and many private placement lenders exited the affordable housing arena and/or increased their rates by 100 to 125 basis points. Then, in the early days after passage of H.R. 3221, affordable housing bond underwriters were encouraged as investors were quick to adjust downward interest rate expectations, even in the face of significant volume and substantial supply. Experts on this panel will address the changes the industry will encounter as a result of the new Housing Act and forecast what bond professionals can expect to see in the months to come. |
