Natural Gas Site Feasibility Analysis
Novogradac was engaged by Capelli Enterprises to provide a feasibility study to determine potential uses for the Natural Gas Site located at M and 12th Streets, in Southeast Washington, D.C. Novogradac analyzed potential uses for the site, including office, retail and hospitality uses. Recommendations included staged development of 900,000 square feet of office space and supportive retail over a seven-year period; however, Novogradac recommended a more cautious approach to the development of a hotel on the site due to concerns about demand.
