Student Housing Market Demand Studies
Over the past five years, Novogradac was engaged to conduct Student Housing Studies at:
Services included, but were not limited to, such items as: level of unit demand, needs and preferences of the university and the student body, rental and utility levels, amenities package, unit configuration and competitive analysis. The methodology used in the past projects included the following components: regional analysis; micro-economic analysis; inspection; review and analysis of the current on-campus housing stock and enrollment projections; conducting surveys and focus groups with students currently residing in on-campus housing to determine the demand for additional on-campus housing, preferred amenities and critical factors in deciding whether to live on or off campus; developing case studies of student housing offered at competitive universities; surveying university officials, property managers and realtors regarding the Primary Market Area (PMA) and demand for and availability of off-campus student housing; analyzing the current inventory of the off-campus housing stock; and profiling similar properties located within the university's competitive supply.
