Purpose:
Manage a portfolio of equity interests secured by real estate assets with full accountability resulting in accurate, timely and high quality asset management services in support of Situs Asset Management to facilitate the achievement of departmental goals and objectives.
Summary:
This position requires a candidate with the ability to manage a portfolio of controlling and non-controlling equity interests with high quality service for clients and minimal supervision.
Detail:
- Oversee a portfolio of approximately 185 properties receiving federal tax credits created under the Tax Reform Act of 1986 c/k/a Low-Income Housing Tax Credits (LIHTC);
- Manage workflow and process to ensure all aspects of assets assigned, are managed in governance with loan documentation and policy and procedures;
- Collaborate with the general partner in connection with budgets, forecasts, proposals, tax compliance, marketing activities, and capital needs;
- Participate in asset management team initiative to improve property monitoring and risk management processes.
- Oversee on-going property level surveillance to ensure all risk issues are managed in a comprehensive and time sensitive manner;
- Conduct or review site visits annually, assessing the condition of the property, evaluating the onsite staff and marketing program, staff s knowledge of tax credit compliance, and tenant files;
- Assess property performance and accurately assign a risk rating based on internal criteria;
- Responsible for the financial reporting process, ensuring timely delivery of all reporting to clients;
- Provide direction, leadership, and expertise to 2 to 5 junior portfolio managers and/or analysts; and
- Other duties and responsibilities as assigned.
Work experience requirements:
- Seven or more years experience in the Low Income Housing Tax Credit (LIHTC) industry, preferably in asset management with workout experience;
- Strong understanding of real estate finance and the current state of the Low Income Housing Tax Credit market;
