Title: Junior Analyst - Asset Management

Purpose of the Position:
The Junior Analyst will provide the Vice President and Regional Asset Manager(s) with analytical support through oversight and administration of the daily operations of the asset management regional office. The Junior Analyst will report to, and work closely with the Vice President of Asset Management, Regional Asset Manager and all internal departments, general partners, management agents and third party vendors (like Integratec)..

Essential Functions:

  • Liaison with Integratec Services (third party vendor providing data warehouse services).
  • Preliminary review of Monthly Operating Report (MOR) within the Tax Credit Asset Management (TCAM) software for completeness, accuracy and format.
  • Prepare the Monthly Operating Reports and clarify any discrepancies with the manager/developer and submit MOR s to corporate according to established schedule.
  • Manage accuracy of TCAM data for the Southwest Region.
  • Map and review TCAM chart of accounts for the Southwest Region.
  • Review monthly and year-to-date property and portfolio operating performance comparing actual to budget/proforma variances.
    Provide analytical assistance through the use of spreadsheets and databases.
  • Assist with the analysis of property budgets and audits.
  • Schedule and evaluate periodic Section 42 compliance reviews using contract consultants and follow up on corrective actions. Maintain competent understanding of Section 42 requirements and operating policies.
  • Assist asset managers in the collection, analysis, presentation and record retention aspects of the deficit funding process as requested.
    Assist in the preparation of acquisition reports for the region by gathering market comparable data.
  • Liaison with consultants
  • Schedule tax credit compliance reviews with consultants
  • Provide new property information to tax credit compliance consultants
  • Assist in the coordination of activities with insurance consultants.

Minimum Qualifications:

High attention to detail. Able to review and understand basic property financial statements. Must possess the confidence that work product is accurate and complete. Initiates new ideas to streamline routine tasks. Must be able to solve problems independently and be flexible enough to work in a group setting. Strong communication skills, both verbal and written. Willing to accept responsibility for new projects and see projects through completion. Must be able to take direction from others. Knowledge in real estate or accounting would be helpful. Skilled with spreadsheet analytical software (including Macros and importing/exporting data) and databases. Knowledge of Excel, Word, Access, MS Project and other PC based software. Ability to multitask and prioritize.

General education or equivalent:

High School graduate plus analytical, basic accounting, office management, training and, administrative experience. Experience in real estate or multi-family housing helpful, but not required. College preferred, but could be offset by strong work experience.

Physical demands:

Individual must be capable of sitting and working on a computer for prolonged periods of time. Must be able to speak clearly and understandably, hear communications by telephone and in person, type data into a computer and read data from a computer screen.
