Description:
Delridge Neighborhoods Development Association is a community development corporation serving the Delridge and White Center areas. DNDA strives to develop affordable housing, commercial and community facility projects that support a thriving community, with a focus on preserving and enhancing income diversity, community engagement, and environmental sustainability. Our current projects include the Strength of Place Initiative, an innovative effort to preserve income diversity in White Center through acquisition of land for future affordable housing development. Other projects with DNDA involvement are the St. James Place Cultural Center, the Village of Hope and the Highpoint Neighborhood Center.

The Senior Project Manager will independently manage housing, community facility and commercial development projects. The job involves all phases of development including planning, community outreach, predevelopment, fundraising (including private as well as public grant and loan sources), finance and construction management. The position could be full time or part time; for a person with the appropriate skills, the part time position may be combined with a half time Asset Manager position which is being filled concurrently. The position has flexible work hours but evening meetings are sometimes required.

REQUIRED QUALIFICATIONS:
Job respnsibilities will include compliance with financial, contractural and legal requirements and specializied affordable probrams including LIHTC and others.  Supervise and monitor the performance of hired property management orginizations and provide rquired reporting and interface with Partners, Lenders and others. Monitors property lease-ups and operations. 

Requirements:
Education: Bachelor Degree required with degree in business, urban planning, community development or related field preferred.

Key qualifications and experience:
• Five years in property development with affordable housing properties. Experience with mixed use and/or community facility or commercial projects is desirable.
• Project management experience and/or extensive knowledge of multi-family building systems, including design issues and construction materials and methods
• Thorough understanding of complex private and public debt financing and equity for typical affordable housing development projects. At a minimum, familiarity with State Housing Trust Fund, Low Income Housing Tax Credit, and CDBG funding is needed.
• Ability to understand and work well with government, private investors and lenders, community organizations and other service organizations.
• Capacity to manage multiple projects independently
• Ability to work effectively with people of diverse personalities, cultures and communication styles
• Ability to manage productive meetings and deliver persuasive presentations.
• Established analytical thinker, troubleshooter and creative solution provider
• Demonstrated ability to communicate and persuade, with exceptional oral and written skills in the presentation of ideas and concepts
• Facility with computers and standard software, particularly Microsoft products, used to generate financial feasibility analysis, cash flows and proformas
• Knowledge of, or desire to learn, environmentally sustainable building practices
• Strong leadership skills, including accountability, decision-making, delegation, diplomacy, integrity, cooperation, interpersonal relations, and vision
• Commitment to the goals and principles guiding DNDA s work.

Additional preferred qualifications:
• Residence in or familiarity with the Delridge Neighborhoods, White Center, or the broader West Seattle peninsula.

Responsibilties: Property Development
Manage feasibility studies for new projects. Research and compile results for presentation to the ED, Board and other employees.
In collaboration with the Fund Development Director, identify funding sources and write grant and project funding applications.
Oversee all aspects of building design, permitting, and construction.
Communicate and work with people at all levels citizens, board, grantors, consultants, etc.
In collaboration with the Finance Director, develop and manage the budget and schedule for the project. Track all spending and ensure project is completed within budget and schedule.
Anticipate critical issues, potential problems and risks.
Establish and strengthen connections and collaborations with individuals and organizations in the community.

General DNDA Staff/Team Responsibilities
Assist in the development of DNDA's business/strategic plan. Provide input and feedback as appropriate.
Assist in the development of the annual operational plan, budget and performance goals.
Assist in developing philosophy and policies covering community development, administration, office management and business operations/systems.
Coordinate regularly with Executive Director on daily business operations. Attend monthly staff meetings and bring prepared materials as appropriate.
Assist in ensuring compliance with all federal and state regulations of employment, tax and real estate law.
