Work Objectives :
NTCIC seeks a Financial Analyst to provide real estate and tax credit analysis necessary for the success of the National Trust Community Investment Fund and New Markets Tax Credit activities. The Financial Analyst will maintain a financial model that calculates the tax credit basis and project the tax benefits available to the investor including federal and state rehabilitation tax credits, New Markets Tax Credits, net income/loss and cash flow. In addition, the Analyst will review real estate pro formas, personal financial statements and other relevant documents provided by developers as part of a comprehensive review of prospective historic tax credit investment properties.

Qualifications :
Three years experience working with a tax credit syndicator or tax accounting firm specializing in low-income and historic tax credits. Excellent computer and financial modeling skills with in-depth knowledge of Excel, Lotus, Argus or Project. Good communication and presentation skills necessary. CPA and direct real estate experience preferred.

Responsibilties :

  • Based on analysis of real estate proforma, development budget and financing sources, work with acquisitions staff to create a transaction structure to maximize investor return under different pricing and pay-in scenarios.
  • Assist the acquisitions staff in drafting and negotiating the term sheet and letter of intent.
  • Work with outside tax accountants to check accuracy of in-house projections.
  • Work with staff to document capital calls and to facilitate quarterly asset management reports and financial statements.
  • Work with staff to develop schedules to facilitate annual audits of NTCIC and all equity funds.
  • Make adjustments to financial projections as necessary for changes in project costs, assumptions, the terms of the equity offer or changes to other financing commitments.
  • Create financial model to be used for aggregate portfolio analysis. Using model, track the aggregate performance of the NTCIC s funds by inputting quarterly data from the lower-tier partnerships.
  • Provide portfolio analysis to investors according to operating requriements.
  • Train new Fund staff in the use of the tax credit financial model.
  • Such other duties as may be assigned
