Job Description: At Regions Affordable Housing the Underwriter is responsible for executing the due diligence and credit review process, ensuring comprehensive and prudent underwriting of construction/bridge loans and tax credit equity investments for both Regions Bank as well as for syndication/distribution to institutional investors. Working under a Team Leader the Underwriter will work closely with RAH Relationship Managers, Financial Analysts and Credit Risk Officers to ensure Bank processes and procedures are being executed accurately and efficiently. In addition, this person will work closely with other groups within RAH and other business units within the Bank (i.e. Capital Markets) to provide a full suite of products to clients of the Bank.

RESPONSIBILITIES:

• Identify potential issues through the review of due diligence documents, source and uses and capital structure analysis, market analysis, and perform income and expense analysis for each transaction. • Update and maintain financial models and perform sensitivity analyses as required. • Prepare comprehensive executive summaries of the proposed investments for internal committee and investor approval. • Review transaction due diligence, including tax credit documentation, market studies, appraisals, environmental reports, project approvals, and property acquisition and construction documents. • Evaluate the background and experience of each development team member, including: sponsor/developer, general contractor, architect, property manager, project accountant, and supportive service providers (if applicable). • Underwrite the credit worthiness of sponsors and guarantors. • Coordinate the work of outside legal counsel. • Review lower-tier partnership agreements and construction and permanent loan documents - understanding the importance of each document and its relationship to the transaction. • Coordinate inter-departmental reviews and the closing process. • Communicate regularly and participate in weekly conference calls throughout deal underwriting process with project working groups; including developers, lenders, various state agencies, and outside counsel. • Respond to investor inquiries and underwriting and due diligence questions. • Conduct site visits, as required. • Prepare letters of intent and term sheets for equity and debt financing. • Ensure that information in the database is complete and accurate • Assist with special projects or other priorities, as requested.

REQUIREMENTS:

• BA/BBA/BS, MBA or MS in Real Estate preferred. • 3-5 years' experience in commercial real estate finance and underwriting preferably with a commercial bank, institutional investors or syndicator. • Multi-family affordable housing and specifically low-income tax experience strongly preferred. • Bank credit training a plus.
