2017 Nonresidential Development that Best Exemplifies Major Community Impact Drayton Mills MarketplaceDrayton Mills Marketplace is the second phase of a massive historic rehabilitation project in Spartanburg, S.C. The setting brings together a community that was torn apart when the textile industry declined and Drayton Mills closed, but thanks to developer Tara Sherbert of TMS Development, Drayton Mills was restored. The property earned a Historic Rehabilitation Award for TMS Development as the non-residential development that best exemplifies major community impact.

Drayton Mills Marketplace is part of Spartanburg’s long-term master plan that includes upscale Class A apartments and the revitalization of downtown. Its development led to voters approving a new elementary school in the neighborhood. The HTC enabled the mill to have a mixed-use component with 289 luxury apartments and 60,000 square feet of retail space with a variety of restaurants, health care and office tenants.

“The project seems to be a great success on many fronts,” said John Lisella, a Historic Rehabilitation Awards judge, citing the rehabilitation, community support, partnership with arts organizations, additional community investment and affordable housing.
